Confirm the company is appropriately licensed and insured for the work, uses qualified personnel, and has relevant experience with your property type and service area.
- Who designs, installs, monitors, maintains, and manages the account?
- Which services are subcontracted and who remains accountable?
- What background checks, training, and supervision apply?
- Can the provider show relevant references or anonymized examples?
Scope, response, and reporting
Ask exactly what is monitored, when coverage applies, what triggers action, how uncertainty is handled, and what documentation follows.
- Request sample escalation plans and incident reports
- Define response targets and dependencies rather than vague speed claims
- Confirm maintenance, system-health checks, and outage notification
- Identify exclusions, customer responsibilities, and change-order triggers
Commercial and data terms
Review installation and recurring fees, contract length, increases, renewal, cancellation, equipment ownership, data access, retention, cybersecurity, and transition support. Compare total value and risk—not only the first-year price.
